Lifting Federal Tax Liens on Short Sales

I just found a great source to Lift Federal Tax Liens on Short Sales.  As many of you know, the IRS will give a "Conditional Commitment for a Certificate of Discharge" if they deem the lien is unenforceable because of a lack of value in the property. 

This is something Sellers can negotiate on their own, but getting through the red tape of the IRS, who is typically a hostile collection party, isn't that appealing to most Sellers.  Additionally, without a good understanding of proper filing procedures and knowing where to submit the information, Sellers can exacerbate the turn time on this filing.

For the same reasons you'd have a cpa or tax service file your income taxes, many Sellers, Title Companies, and Real Estate Agents refer this business to Professionals to handle this for them.  Be careful not just anyone can negotiate on a client's behalf with the IRS.  According to our sources at the IRS, this is a huge problem in Real Estate.  Many times Agents and Short Sale Specialists are filling out this information on the Seller's behalf without being an "Enrolled Agent" with the IRS.  From our understanding, Only Enrolled Agents, CPA's, and Attorneys are allowed to act as a third party to represent others in these transactions. 

This source is not only an Enrolled Agent, but also has done these transactions for years and has the contacts to cut through the red tape that so frequently cumber government bureaucracies.  Many times liens can be lifted inside of two weeks to accomodate a closing.

RSS SNOBBERY! Be careful about buying the Real Estate System Blog that won’t accept RSS!

Got a few minutes before my next appointment so I thought I would address RSS SNOBBERY.  This is simply when a Blog is more than happy to Syndicate it's content, but altogether unwilling to accept an RSS feed from somewhere else.  It's like finding out that you aren't Number 1 on someone's speed dial.  These blogs all want to be the primary place where people post their content and everyone else can be secondary.

I am a huge believer in ONE POST BLOGGING.  Where you post one time on one blog and that goes everywhere else in your social infrastructure.  However, we have a few blog culprits that will give but won't receive.  The theory of these blogs is that people will have to post on their site if they want the fresh content benefit.  This only hurts those blogs because they are less likely to get fresh content and updates fed from an RSS source. 

Many Large Brokerages provide Blogs for their Agents that have this problem.  Even Active Rain is one such culprit.  Active Rain is wonderful for so many reasons, but they should really open up to other RSS sources.  If someone is paying hundreds a month for a Real Estate System Blog that doesn't accept RSS and paying for the relatively nominal fee for Active Rain then they may make the mistake of spending their time posting on the other blog because it costs more, and that is where they have chosen to make their Internet "Mark" so to speak.  Then they are stuck in this "cut and paste" stupidity keeping track of every blog that doesn't update automatically including Active Rain and adding the content when the whole process should just be automatic.  It's not easy for them.

This is one reason why I LOVE Hosted Wordpress Sites in connection with Active Rain.  If you can run your IDX off WordPress which many themes allow, then you get the maintenance benefit of posting on Active Rain and having that easily filter through your entire Blogfrastructure.  If you are buying any fancy-schmancy Real Estate System, you should see if the blog that they include will accept RSS feeds.  If they won't then realize you will have to cut and paste to use multiple blog sites.

So listen up Internet people!  We shouldn't really have to post more than once to actually post.

So a lead came in off the web today for one of our clients.  She thought like many buyers that we were just too forward in asking for her name and telephone number and email to look at our properties.  So, unthinkingly she just changed a few digits on both email address and phone numbers.

She probably isn't familiar with this thing we call the "Internet."  We cross referenced her name and zip code, and there she is; unaware that someone who takes the time is out there following up on bad leads and turning them into real prospects.  Yay, Internet marketing can be productive.

    Update: After 2 months Where am I?

    This is just a simple update post that will filter out to all my Wordpress Blogs, Twitter, Facebook, Linked In, etc.  In our first 2 months we have about 120 Real Estate Agents on board.  The overwhelming consensus of Agents that we work with is that they feel like they can't keep up with the pace of the curriculum for Social media, so they are apologetic.  No apologies needed, we just take care of their projects when they have time. 

    I have talked with multiple title companies and several are looking to take up licenses in the Boise Area, but we have stuff cooking in Tennessee, Georgia, Illinois, and California.  Our Flagship client in Ohio is still going strong and is gaining real traction with larger listing agents who handle REO properties and short sales.  I am excited for them, as they are at a tipping point in their growth where it turns from "does this thing work?" to "How do we keep up?" 

    I haven't forayed into lenders that much allowing my title companies the freedom to leverage refinance business by offering our program, but I have been asked many times and have taken multiple consulting projects from individual loan officers that want to understand social media and build out their infrastructure.  I anticipate a targeted call-center campaign for loan officers that want to take it to the next level this summer.

    So far, so good.  It has been fun taking many of the existing social media tools and organizing them for client need in a strategic way.  I look forward to making additional hires this summer as we are going to get hammered during the heavy sales season.

    This is just an update since I haven't posted in a while.  Good luck in all that you do!  

    A Great Article on TechCrunch about LinkedIn. Debuted on Wall Street–killing it.

    After seeing the movie the social network about Mark Zuckerberg and Facebook, I couldn't really get behind the guy.  Yes, what they have accomplished is amazing, and you have to give them mad props for putting together something so prolific, but you want your hero to have that "do-the-right-thing" kind of persona, and I didn't get that from the movie.  Zuckerberg is more like an evil genius who capitalized on an average idea from the Winkelvoss twins, lost his virtue with Sean Parker of Napster fame, and ending up bumping a founder who was there for him with the cash to start that business.  No loyalty.  Obviously, it's Hollywood, but I didn't come away from it thinking, "Wow, what an amazing guy."

    BAHAHAHAHAHAHA! Automated Lead Capture on Craig’s List!

    MySocierge.com Automated Lead Capture on Craig's List!OK, I feel kind of like a mad scientist right now; you know, at that exact moment when you realize you have something that very few people have either because they can't afford it, or because they don't know how to develop it.  I'm about to break one of my blogging rules by talking about work too much, but last night our developers had an epiphany on how to generate crazy and very specific Leads via Craigslist.  It's amazing how small discoveries can power huge advances, and this will be no different. 

    I have to admit, I'm in love with Craigslist in terms of what it does for Real Estate.  People that go on Craigslist are psychologically ready to buy, it's no frills, no ads, just the facts.  Over 50 Million people visit Craigslist each month and as far as Real Estate is concerned it's very targeted.  Rather than trying to pull general leads from Google where most people don't drill down enough to find specific Neighborhoods Craigslist gives the ability to see a variety of listings in exactly where you want to live, without all the noise.  In short, people that are looking at Real Estate on Craigslist are typically past the tire-kicking stage.  It's my belief, and nobody shoot me here, that CL is the 2nd most powerful tool for Real Estate on the web behind the MLS with all its attendant feeds.  Ahem, Active Rain is of course a close third.  I welcome your opinion.

    If you are one of those people that are waiting for the goods on how to do this, well, this idea hasn't quite reached the "open collaboration" stage yet.  We successfully tested it yesterday and its still in beta, but we should have it pretty dialed in a few weeks.  I expect great things very soon because we know it works.  Leads are really what we are all after, that's the reason we do all this internet-blog-social-media stuff and until recently this kind of technology would cost a lot of money for a real estate team to implement.  I have ran into very successful 4 digit monthly solutions that agents have confirmed will generate around 10-20 leads a day.  This isn't like that, the leads will be more targeted, higher quality and the system will cost much, much less (think two digits :).  Well, even though I hate to do it; I'm going to pull a soap opera-to-be-continued on this episode because I can't divulge everything right now.  In short, I've seen a lot of technology that costs a lot of money, this will be more incrementally effective at a fraction and I mean fraction of the cost.
